Start With Your Goals Before Looking at Properties or Prices

Before discussing listings or a potential sale price, take time to identify what you want your move to accomplish.

For buyers, that might mean finding a comfortable layout, shortening a commute, or having space to work from home. For sellers, it might mean coordinating a relocation, reducing upkeep, or preparing to purchase another property.

Think about your timeline, what feels essential, and where you have flexibility.

These priorities give us a starting point. They also help us evaluate options when a decision involves a tradeoff.

Buying? Prepare Before You Begin Touring

Looking at homes is exciting, but a little preparation can make your search more focused.

If you plan to finance your purchase, speak with a lender about your options, required documents, and estimated costs. Establish a budget that considers both the purchase and ongoing ownership expenses.

Next, create a short list of property needs. Consider:

  • Bedrooms, bathrooms, and usable living space.
  • Parking and storage.
  • Your commute and regular destinations.
  • Outdoor space and maintenance.
  • Whether you’re willing to make improvements.

As you tour homes, compare them against those priorities. A property may photograph beautifully and still fall short of what you need day to day.

Selling? Build a Preparation Plan Around Your Home

Preparing to sell begins with looking carefully at the property and your circumstances.

Before committing to larger improvements, talk through the cost, timing, and purpose. Preparation should have a clear reason behind it.

A pricing discussion should also consider relevant comparable sales and current competing listings. Ask how those properties compare with yours and what differences affect the recommendation.

The goal is to establish a thoughtful starting point for your sale.

Make Marketing Specific to the Property

A useful marketing strategy helps prospective buyers understand what a home offers.

That means identifying its most relevant features and presenting them accurately through photography, listing details, and supporting materials. The description should explain the property clearly, while the images should help buyers understand its layout and spaces.

A flexible room, practical storage, or an inviting outdoor area can deserve attention when those features are present. Specific information gives buyers more to work with than broad promotional phrases.

I develop the marketing approach around the property and the seller’s goals, then keep the conversation going as inquiries and feedback come in.

Look at the Whole Offer

Whether you’re making an offer or reviewing one, the price is only part of the decision.

Timing, financing, contingencies, requested concessions, and other terms can affect how an agreement fits your plans. Before signing or responding, make sure you understand your responsibilities and any important deadlines.

Strong negotiation starts with preparation and communication. It also requires knowing what matters most to you and where you are comfortable being flexible.

You don’t need every answer immediately. Identifying the connections early gives us a better foundation for planning.
